The Related Group first entered the luxury condominium market in 1994 with the
development of Portofino Tower. It was the landmark building that put South
Beach on the map as the first of the “South of Fifth” luxury developments.
Portofino Tower set the bar high and was followed by Yacht Club at Portofino,
Murano at Portofino, Murano Grande, Icon South Beach and most recently
Apogee, Related’s crown jewel, located in the last great waterfront parcel in
South Beach. Apogee fuses flawless technology with contemporary elegance.
Luxury living is the company’s signature. Headed by leading luxury real estate broker, Alicia Cervera LaMadrid, the company is responsible for the exclusive marketing of many of South Florida’s most successful and prestigious projects. Related Cervera Realty Service (RCRS) is a partnership between visionary developer Jorge M. Pérez and Cervera, and the company represents some of the hottest projects in Miami-Dade, Broward and Palm Beach counties. The firm currently markets 50 Biscayne, Icon, Marina Village, Moorings at Lantana, One Miami, The Lofts Downtown, The Slade and The Venture, among others. In addition, RCRS has listings for many of South Florida’s best known condominium projects, including Murano Grande, The Mark, The Plaza on Brickell, Jade, and Tequesta I, II, and III.
Icon Brickell, Related’s landmark project on Brickell Avenue situated on ten
acres at the mouth of the Miami River, has won eighteen BEST awards from
the BASF (Builders Association of South Florida) and is Related’s biggest
luxury condominium project with over two million square feet of saleable
space. The interior design is a creation of Philippe Starck, who was also
responsible for the impressive award-winning interiors of Icon South Beach.
The Related Group’s collaboration with Donald Trump has resulted in very
successful and legendary achievements of the highest levels of elegant
luxury condominium projects such as The Trump Towers in Sunny Isles,
Trump Hollywood located in Hollywood Beach and Trump Tower Palm Beach.
Other noteworthy recently launched projects in Florida include: Icon Celebration
in Orlando, Viceroy Resort and Residences in Miami Beach, Icon Las Olas in Fort
Lauderdale, Oasis on the Bay in Miami and Oasis Fort Myers.

The Related Group’s most comprehensive area of expertise is developing urban
mixed-use environments, 24-hour cities in high-demand places. For the past
decade, Related’s vision of urban mixed-use environments has reached cities
such as Coral Gables, Miami, West Palm Beach, Boca Raton, Boynton Beach,
and Fort Myers. These cities have been impacted by Related’s very unique and
exciting projects such as Gables Grand Plaza, CityPlace and Icon Brickell.
CityPlace in West Palm Beach, Florida has become a model for mixed-use urban
development, converting downtown from a deteriorating, abandoned area to
a prime destination. The nationally acclaimed CityPlace has become the hub
of activity for West Palm Beach residents. It is a place where people can work,
live and play. It is this element of urban living that is at the core of the Related
vision. The $600 million, seventy-two acre Mediterranean-style complex features
street-front specialty retail shops, residential units, the most distinguished
collection of restaurants in Palm Beach, a twenty-screen multiplex cinema and
The Harriet Himmel Gilman Theater, a performance center located in an historic,
restored seventy-five-year-old church. We are currently building on the success
of CityPlace through the development of an adjacent 300,000 square foot office
tower and an additional four hundred residential units.
Similarly, One Miami started the urban rebirth of Miami’s downtown with a
two tower nine hundred-unit residential project, Related’s corporate office,
restaurants and a five million dollar public baywalk. Located where the Miami
River meets Biscayne Bay, One Miami is the first true high-end mixed-use
development north of the Brickell Bridge. One Miami’s success played a pivotal
role in transforming Downtown Miami into a true 24-hour city. Across the river,
Icon Brickell will include almost 1800 residential units, a luxury hotel, several
restaurants and nightclubs, and unparalleled resort amenities.

ATTAINABLE HOUSING

affordable and attainable housing at its foundation and we continue to place a
high priority on developing, acquiring and preserving housing in these sectors.
Related has built, rehabilitated and/or managed over 10,000 affordable housing
units. In fact, over 5,000 residential units under The Related Group’s management are part of one or more affordable housing programs. |

In the early years, The Related Group focused primarily on the construction and
rehabilitation of apartments under the U.S. Government Section 8, low income
housing programs and building rental properties with financing attained through
tax exempt bonds and low-income housing tax credits. The company continued
this trend until 1984 when it also began developing market rate rentals. In the late
1990’s, low interest rates propelled a significant number of renters to own; thus
prompting The Related Group to shift its focus to developing luxury condominiums.
However, middle and moderate-income workers were eventually priced out of
the housing market due to several factors: the escalation of construction prices
as well as land prices; the high cost of condominiums in the urban areas of South
Florida; and incomes not rising at the same rate as the housing prices. As this
trend ensued, Related recognized the continued need for building attainable
housing for this very important segment of the population and began
addressing the issue.
Today, the need for attainable housing continues to be as great as it was thirty
years ago. Therefore, The Related Group is once again pursuing and making
attainable housing a priority. This has given rise to the Related Attainable
Housing Division.
The Attainable Housing Division’s Loft projects were designed to attract people
to Downtown Miami with affordable, loft-style condominiums featuring the
signature Related amenities usually found in more upscale developments. The
success of The Loft Downtown led to the development of Loft 2, Loft 3 and most
recently, Loft 4. The Lofts have been an incredible success story for Related,
but this has been, in great part, due to partnerships The Related Group has been
able to form with the public sector. Similarly, we have worked in partnership with
local, state and federal government to create affordable housing around rapid
transit stations, giving lower income households easy access to employment
centers and reducing the use of the automobile.
